What makes New River Estates different than other Air Parks?
Location: New River Estates (Flying Tiger Airport) is located 16 nm North of Gainesville Florida (GNV) on the 340 degree radial. We are located on the Jacksonville sectional, identifier FL-54. The location of our airpark is ideal for commutes to Jacksonville, Miami, Tampa, Lakeland and Lake City. Only 20 minute drive to Gainesville and the University of Florida, Shands and VA hospitals. Flying Tiger is a designated ShandsCair (emergency helicopter) heliport.
Design: The long wide runways were designed with pilots in mind. New River Estates is one of the few air parks in the Southeast United States with two runways over 4000' in length. Runway design eliminates the need for crosswind landings.
Taxes & Impact fees:
Union County has one of the lowest tax millage rates in the state. Union County has no impact fees for construction or new residence. Permit fees are very low and very fast.
How large is the development?
The total size of the development is over 300 acres. All lots in the development will have either direct or indirect access to the runways via taxiways. The development will have 1 acre - 5 acre home sites depending on location and design.
What are the minimal home sizes?
The minimum home size is 1800 sq.ft. heated and cooled space.
Can I build a hangar without a home?
No. New River Estates has put a great deal of time and effort into esthetics of the community. In order to eliminate a commercial/industrial looking subdivision, hangars only will not be allowed.
What fees are required?
An annual HOA fee of $1200.
What are the Prices and Reservation costs?
Lot sizes range from 1 acre to 5+ acres. Prices range from $69k - $189k depending on size and location.

Upon research of other air parks throughout the country, the main source of discourse, concerns and conflict has been the ownership or breakdown of ownership of the community's runways. In order to eliminate the concerns and conflict of ownership and liability; New River Estates Inc. and New River Forest Villas Inc. have deeded over to a 501-C-4, Not for profit corp., managed and solely maintained as a perpetual public service area including both runways and all taxiways.
